PLOT The house is located on a suburban construction plot with an area of 1200 m2 in the buffer zone of the Kabacki forest. On three sides, the plot is adjacent to intimate single-family houses. Communication services for the investment will be provided from the north, at the end of the impassable internal road. The area is flat, neither built-up nor wooded, it is characterized by calm vehicular and pedestrian traffic.
LOCATION ON THE PLOT The building is located close to the northern border of the plot. Thanks to the expansion of the garage and technical part and keeping it in the prescribed dimensions (length not more than 6,5 m and height not more than 3 m), it was possible to get closer to the distance of 1,5 m from the plot border. In front of the entrance to the building, an access space, access, a place for storing waste and wood for the fireplace and decorative greenery have been designed. On the south side, a large garden and a recreational part of the house have been planned. This location of the building optimally uses all the plot conditions and responds to the needs of users.
VOLUME The body of the building was designed as a two-story, rectangular, with a flat roof. The main part of the body will be finished with a brick façade, and the garage cube protruding from it towards the north has been designed in the finishing of lamellar sheet metal panels of the renson linarte type. Eaves finished with wooden boards are planned to shade the glass wall from the north (for roofing the entrance) and from the south. From the east (near the kitchen) and from the west (near the swimming pool and gym), small covered terraces have also been designed. From the south, an aluminum pergola structure protrudes from the body of the building.
FUNCTIONAL LAYOUT The ground floor of the building has been dedicated to the living area - through the spacious entrance hall, we can enter the office on the right, go through a small corridor to the kitchen or straight ahead to the dining room, from which you can go to the first floor using a single-flight staircase. Adjacent to the dining room is a living room with southern exposure, and a large kitchen with windows facing east. Through the kitchen, you can go to the separate, basement part of the building, which houses a garage (on the ground floor) and a utility (on the underground floor). The first floor is intended for the private part of the house. On the east side there is a masterbedroom with a wardrobe, on the south side - two bedrooms for children. Access to two bathrooms is provided from the corridor.
FACADES Due to the durability and aesthetic value, the elevations were designed as brick in the color of warm, delicately broken grays corresponding to green. The house will be characterized by large glazing, as well as extensive terraces emphasizing the horizontal character, partly finished with prefabricated concrete slabs, partly with natural wood boards. On the north side, it was proposed to use external aluminum blinds to ensure greater intimacy of the rooms. The windows on the second storey are designed to go to the parapet processing itself, which adds a contemporary feature to this simple body.
